Reservations / Rates

Q. Is the entire building rented out?

A. Basically, accommodation isper room (room rental). Common spaces such as the living room, kitchen, and bathroom are shared with other guests and residents. If you wish to rent the entire building, please inquire (rates start from 200,000 yen). Please contact us with your desired dates and number of people.

Q. What is the difference between vacation rental use and share house residency?

A. This building accepts both vacation rentals (accommodation) for stays from 1 night and share house residency for monthly stays. For short stays such as travel or workation, please refer to the information on this page for vacation rentals. If you are considering residency as a lifestyle, please refer to theshare house page. Many people also try a vacation rental stay first as a preliminary visit for relocating to Hayama or for multi-base living.

Q. What are the room types and capacities?

A. There are three types: Room-Rosso (max 2 people), Room-Giallo (max 3 people), and Room-Blu (max 4 people). For details on each room, please see thedetails page. You cannot enter with more people than your reservation. If the number of people changes, please consult us via message in advance.

Q. Can I stay with children?

A. Yes, children are welcome. Families with small children also live in the house, so you can enjoy a homely atmosphere. For details on how infants sleeping with parents are counted towards capacity, etc., please inquire before making a reservation.

Q. Is there an age limit?

A. We do not allow minors to stay alone. They can stay if accompanied by an adult.

Q. Can I cancel, change dates, or change the number of people?

A. This will follow the regulations and procedures of the booking site (e.g., Airbnb) where you made your reservation. Changes to the number of people or dates may be handled by a change request on the booking site, or it may be necessary to cancel and rebook. Cancellation fees may apply for last-minute cancellations. Please consult us via message first.

Q. What are the payment methods and receipts?

A. For reservations made via booking sites, payment and receipt issuance will generally be handled on that site. Please let us know if you require a receipt.

Q. Can I stay for a long period?

A. Yes, we accept consecutive night and long-term stays. Rates will be quoted individually based on dates and number of people, so please inquire with your desired dates. For monthly stays, you may also considershare house residency.

Check-in / Check-out

Q. What are the check-in and check-out times?

A. Check-in is from 3:00 PM, and check-out is at 11:00 AM. Please inform us of your arrival time in advance.

Q. Can I check in early?

A. Due to cleaning schedules, we generally cannot accommodate early check-ins. We may be able to accept it depending on the previous day's occupancy and cleaning status, so please inquire as early as possible if you wish to do so.

Q. Can I check out late?

A. This may be possible depending on the next day's reservation status. Please consult us via message.

Q. Can I check in late at night?

A. Since entry is via smart lock, late arrivals may be accommodated. Please inform us of your estimated arrival time via message in advance.

Q. Is pre-check-in and guest roster entry required?

A. Yes, it is required. Based on the Residential Accommodation Business Act, all guests are required to register their information in advance. Please complete the form provided by the day before check-in.

Q. How do I enter the room?

A. It's a smart lock (keypad type). The passcode will be provided after pre-check-in is completed and before check-in. If you have trouble unlocking or any other issues, please call the facility contact number provided (we will assist remotely).

Q. Can I leave my luggage before check-in or after check-out?

A. We may be able to store it, so please consult us via message in advance. Please manage your valuables yourself.

Rooms / Facilities

Q. Are the beds futons or Western-style beds?

A. The basic style is to sleep on futons in Japanese-style rooms (some rooms also have bunk beds or other Western-style beds). Sheets and covers are provided with the futons, so guests are asked to set them up themselves. If additional futons are needed, please consult us in advance.

Q. What amenities are provided?

A. Bath towels, face towels, pajamas, toothbrushes, basic cosmetics, shampoo, conditioner, body soap, and a hairdryer are provided. You can come empty-handed.

Q. Is there a kitchen and washing machine?

A. You can use the shared open kitchen (IH cooking stove, refrigerator/freezer, microwave, cooking utensils, dishes). There is also an espresso machine and a SodaStream. A washing machine and dryer are also available.

Q. Is there a bath?

A. The bathroom is for shower use and is shared with other guests and residents. Please use it when it is available.

Q. Is there Wi-Fi? Can I work?

A. Free Wi-Fi is available. Each room is equipped with a desk and monitor, so you can use it for workation. Connection information will be provided in the entry guide at check-in.

Q. Is there air conditioning/heating?

A. Air conditioning (heating and cooling) is provided. Please check the check-in guide and house rules for how to use it.

Access / Parking

Q. How do I get there by public transport?

A. From JR "Zushi Station" or Keikyu "Zushi-Hayama Station," take a bus and get off at the "Hayama Daido" bus stop, then walk up the hill for about 10 minutes. Since it's on a hill, if you have a lot of luggage, we recommend taking a taxi from Zushi Station (it's smoother if you tell the driver "Hayama collective house"). Q. Is there parking?

A. Free parking for one car is available on the premises (advance notice required, large vehicles like Alphard are also acceptable). If you are coming by car, please inform us via message after making your reservation.

Q. I can't find the building / the navigation ends too early.

A. There are similar-looking houses nearby, so please check the landmarks. Our house has awhite exterior with a black "Collective House" sign and a "Roopt" noren (curtain) in front of the entrance. Car navigation and map apps may end before reaching the destination, so we will provide detailed directions after your reservation. If you have any trouble, please call the facility contact number provided.

Q. How far is it to the beach?

A. Isshiki Beach is about a 15-minute walk. From the living room and rooftop, you can enjoy a panoramic view of the sea towards Enoshima and the Hayama Imperial Villa.

Rules during your stay

Q. Is smoking allowed?

A. Smoking is strictly prohibited indoors (including electronic cigarettes). Smoking is only permitted on the rooftop and terrace. Please extinguish cigarette butts completely in the ashtray before disposal.

Q. Can I have a BBQ?

A. Yes, electric BBQ grills and hot plates are available for rent, and you can enjoy them on the rooftop, etc. The use of charcoal or personal grills is prohibited. Guests are responsible for setting up and cleaning up.

Q. What should I be careful about when spending time at night?

A. As residents also live in the house, please keep quiet in common areas and rooms at night (after 10 PM). Use for parties or events, or entry by more people than reserved, is not permitted.

Q. Are pets allowed?

A. We apologize, but pets are not allowed.

Q. Can I use the sauna or catering service?

A. We offer a tent sauna experience at Isshiki Beach (with a discount for Roopt guests), catering by the former head chef of DEAN & DELUCA, and various rentals such as bicycles, SUPs, and kayaks. For details on content, prices, and reservation methods, please see theExperiences / Options page.

Q. Are there places to shop or eat nearby?

A. Supermarkets and convenience stores are located along the main road down the hill. The area has many Hayama-style restaurants, including sushi, Italian, and long-established Japanese cuisine, but many close around 9 PM, so early dining is recommended. For breakfast, Hayama's popular bakery "BREAD'OR" is also popular. Please feel free to ask for recommendations.

A. Please contact us with the name of the property and the dates of your stay viainquiry. We will send it back to you by cash on delivery, etc.

Q. Is it operated legally?

A. Each Roopt facility is operated in accordance with the Residential Accommodation Business Act and other relevant laws and regulations, with proper notification and permits. Please use with peace of mind.
