Please read before booking | Features and Precautions of Our Facility

Roopt Okuhayama Kikoba is an accommodation facility that was a vacant traditional house for about 8 years, built approximately 60 years ago, and was revitalized through DIY by a total of 150 people.

Unlike typical hotels or newly built accommodations, it has inconveniences unique to old buildings and characteristics specific to an environment surrounded by nature.

We have received feedback from guests regarding the condition of the building, noise, and parking location.

To ensure that you do not feel "the facility was different from what I imagined" after your stay, please read the following carefully before making a reservation.

1. About Parking [Most Important]

Parking is not allowed directly in front of our building or next to the property.

The parking lot is located in a separate area from the building.

• Parking fee: Free
• Number of parking spaces: Approximately 6 cars
• Parking location: A rectangular space on the left after going up the slope.
• Parking sign: Not installed as of February 2026

No Parking Zones

Parking in the following areas is prohibited, even for a short time.

• Directly in front of the building / next to the property
• Parking lots of neighboring stores
• Surrounding roads and shoulders
• Other areas not designated by our facility

In the past, complaints have been received from local residents and businesses, which has become a serious issue affecting the future operation of the facility.

Even for reasons such as "just dropping off luggage" or "just for a few minutes," absolutely do not park in areas other than the designated spots.

Also, as the official parking lot has slopes and steps, please park in a safe position without pulling too close to the edge.

If you are unsure of the parking location, do not park on your own judgment; please contact the facility manager.

2. About the Age of the Building, Facilities, and Finish [Important]

Our facility is significantly different from typical hotels or renovated luxury accommodations.

This approximately 60-year-old traditional house has been gradually revitalized through DIY by many participants, rather than a full renovation by professional contractors.

Therefore, it has the following characteristics:

• Walls, floors, and fixtures may have scratches, dirt, and discoloration due to age-related deterioration.
• Due to DIY construction, the finish of the interior and facilities is not uniform.
• You may find the alignment of fixtures and the usability of equipment inconvenient.
• There may be odors unique to old buildings and a sense of use remaining.

While cleaning is performed, it is not possible to eliminate all traces of the building's age and deterioration.

Those who expect the cleanliness of a new building or the organized interior and facilities of a hotel may not be satisfied.

We ask for your understanding of these characteristics before making a reservation.

3. About Car Noise and Window Vibrations [Important]

Our facility is located along a prefectural road with traffic, and we cannot guarantee a quiet accommodation environment.

Since the building is old and windows and fixtures are prone to vibration, a rattling sound may occur whenever a car passes.

Especially when large vehicles such as trucks pass, the driving noise and vibrations may feel significant.

• Vehicles pass even at night and late at night.
• Car noise and window vibrations may be heard even during sleep.
• Those sensitive to sound may find it difficult to fall asleep or have their sleep disturbed.
• Due to the structure of the building, these sounds cannot be completely prevented.

This accommodation is not recommended for those who wish to sleep in a quiet environment or are sensitive to noise.

We recommend bringing earplugs or similar items.

4. About Insects, Plants, and the Natural Environment

Our facility is surrounded by nature, adjacent to a hillside and garden.

Therefore, the following things occur daily:

• Insects may enter the room regardless of the season.
• You may see spiders and other insects.
• There are many plants, fallen leaves, etc., on the property and around the building.
• Even with weeding and cleaning, plants may grow and fallen leaves may accumulate due to changes in the natural environment.

It is difficult to completely prevent insect intrusion.

Insect repellent items are provided near the entrance, so please use them as needed.

Those who dislike insects or expect a well-maintained garden or hotel-like outdoor environment should consider carefully.

5. About Indoor Coldness and Darkness

Due to the unique structure of traditional houses, insulation and airtightness are not as high as in typical new homes.

Although all rooms are equipped with air conditioning, the entire building is difficult to warm, and you may feel cold, especially in winter or after sunset.

Also, the surrounding area is rich in nature, and depending on the time of day and weather, the inside and outside of the building may feel dim.

If it's cold, please use the heating in the living room and each room. Additional futons are also available.

Even if you use the air conditioning, we do not guarantee the same room temperature or comfort as a hotel.

6. Consideration for Local Residents

Our facility is located in a residential area where local residents live their daily lives.

Although it is a whole-house rental accommodation, you cannot freely use the surrounding property or roads.

Please refrain from loud conversations and noise even when moving from the parking lot to the building.

Unauthorized entry into neighboring stores or residences, parking in undesignated areas, and other acts that cause inconvenience to those around you are prohibited.
