Share houses are designed for residents to enjoy a community created in collaboration with other housemates as the main focus of their lives. Roopt encourages free use of the share house based on the good judgment of its residents, but does not permit private use that may cause discomfort to other residents. Residents are expected to act as responsible adults and agree to the following house rules.
■ Regarding Cleaning
As a general rule, residents are responsible for cleaning and taking out the trash themselves. While the management (Makigumi Inc.) will conduct cleaning periodically, residents are responsible for maintaining the share house environment in their daily lives.
Please cooperate with trash disposal by sorting it into burnable trash, non-burnable trash (plastics, metals, glass, etc.), plastic bottles, and cans. However, please follow the local government's rules for sorting.
■ Regarding Common Areas
1. What are Common Areas?
All spaces other than the private rooms are considered common areas. Specifically, the entrance, living room, bath, toilet, washbasin, corridors, stairs, etc., are common areas.
In common areas, leaving personal belongings unattended and lending them without permission to relatives, friends, or acquaintances (hereinafter, "third parties") other than residents is strictly prohibited. When using common areas, please strive to keep them tidy and clean, being mindful of other residents' comfort.
2. Entrance
- Always lock the entrance. However, the use of a deadbolt is prohibited as it prevents other residents from entering.
- For smart lock-compatible entrance keys, it is prohibited to disclose the password to third parties, or to duplicate, share, or lend the smart lock account.
- For regular entrance keys, it is prohibited to duplicate, share, or lend the key to third parties.
- If a key is lost, a reissuance fee of 11,000 yen (tax included) will be charged.
- Issues with smart locks or lost keys can only be addressed during our business hours (9:00 AM - 6:00 PM).
- Leaving shoes in the entrance is prohibited. Please store them in the shoe cabinet upon returning home and cooperate in keeping the entrance area tidy. However, the storage capacity of shoe cabinets varies by property.
- Shoes left in the entrance will be disposed of without prior notice.
- As a general rule, each person may keep up to two umbrellas. If you have more, please store them in your private room.
- Accumulating trash in the entrance is prohibited. Please strive to keep it clean.
3. Living Room / Balcony
- It is acceptable to invite residents and third parties for meals or parties. However, as a general rule, meals and parties should be held between 8:00 AM and 10:00 PM.
- Activities that produce loud noises and disturb neighbors or other residents are prohibited.
- Please be extremely careful when handling fire. If you use fire for bonfires or BBQs in common areas, please ensure it is completely extinguished on the same day.
- If using a portable gas stove, please remove the gas canister and put it away on the same day.
- After holding a meal or party, please generally complete cleanup on the same day.
- When allowing third parties who participated in a meal or party to stay overnight, please be sure to make a reservation (paid) in advance via the Roopt website. If you cannot make a reservation, please consult the management (Makigumi Inc.).
- Occupying the living room for sleeping after 10:00 PM is prohibited.
4. Kitchen
- Available 24 hours a day. However, since many people are sleeping between 10:00 PM and 7:00 AM, please be considerate when using it late at night or early in the morning.
- Leaving personal belongings (personal dishes, food, seasonings, appliances, etc.) in the kitchen and common storage areas is prohibited. If found, they will be disposed of without prior notice.
- After cooking and eating, please put away cooking utensils and dishes within approximately 10 minutes and return them to their original places.
- After using the kitchen, leaving food waste or cooking stains is prohibited. Before leaving the area, please dispose of food waste from the drain and corners, and wipe off any dirt or splatters on the stove or sink with a cloth.
- If you notice any gas abnormalities, please contact the gas company immediately.
- Kitchen size, number of burners, and other equipment vary by property. Please share with other residents.
《Rice Cooker》 - Leaving cooked rice unattended is prohibited. After cooking, always portion it out for storage so that other residents can use it, clean it immediately, and put it away. - Leaving it on warm for extended periods is prohibited.
《Microwave》 - After use, wash the turntable and wipe any dirt inside the oven with a cloth. Wipe off food splatters every time you use it to keep it consistently clean.
《Refrigerator》 - Always label personal items in the refrigerator with your room number or name. - Store strong-smelling foods in individual sealed bags. - Eating, cooking, or consuming food stored by other residents without permission is prohibited. - If you spill a drink or dirty the refrigerator, clean it immediately. - Expired food will be disposed of without prior notice. - Items stored in the freezer should generally be consumed within one month. Items judged to have not been used for a long period, even if within their expiration date, will be disposed of without prior notice.
5. Bath / Shower / Washroom
- Usage time is approximately 30 minutes per person.
- Hair and debris that fall into the drain or onto the floor should be discarded in the trash can after each use.
- Clean after each use to ensure no soap or shampoo suds remain.
- After use, ventilate by turning on the exhaust fan or opening a window, and strive to take frequent measures to prevent mold.
- Using hair dye is prohibited.
- You are free to bring your own shampoo, facial cleanser, etc. However, leaving personal items in the bathroom or washroom is prohibited. After using personal items, always take them back to your private room and store them there.
6. Toilet
- Please clean and deodorize after use.
- When toilet paper runs out, do not leave it; always replenish it. Check the remaining amount and replenish frequently, always keeping a spare in the cubicle.
- Using smartphones, reading, or occupying the toilet for extended periods is prohibited.
7. Appliances / Furniture / Equipment
- After use, return items to their designated storage locations so that other residents can use them at any time.
- After use, clean any dirt or debris from appliances and furniture, and always keep them in a clean state.
- Exclusive use and privatization of shared appliances and furniture are prohibited.
- If you notice any malfunction of shared appliances or furniture, please contact the management (Makigumi Inc.) immediately.
《Washing Machine》 - Since many people are sleeping between 10:00 PM and 7:00 AM, please refrain from using it late at night or early in the morning. - Clean the lint filter after each use. - Conduct regular cleaning, such as washing the drum.
《Vacuum Cleaner》 - Since many people are sleeping between 10:00 PM and 7:00 AM, please refrain from using it late at night or early in the morning. - Empty and dispose of accumulated debris inside after each use.
《Air Conditioner》 - Turn off the power when not in the room.
《Water Heater》 - During severe cold periods, especially when temperatures drop below -4 degrees Celsius, please perform "water draining" as a measure against water heater freezing. The water draining method varies by property, so please refer to the guidance provided at the time of contract, or if you are unsure of the method, please contact the management (Makigumi Inc.). - During severe cold periods, even if all residents are absent from the share house, turning off the circuit breaker is prohibited. This will stop the water heater's anti-freeze heater, which may lead to damage or malfunction due to freezing. - If the water heater is damaged due to improper or incomplete water draining, residents may be charged for repair or replacement costs.
8. Internet
- Remote work within the share house is permitted freely.
- For calls, such as online meetings, please conduct them in your private room as much as possible.
- Roopt provides an internet connection. However, we do not guarantee connection speed or stability.
- If you require a more stable and powerful connection, please arrange for a separate internet contract and have it installed in your room. However, please consult us as some share houses may not allow individual installations.
- Due to unforeseen circumstances, the internet may become unavailable suddenly and without notice.
- We are not responsible for any personal business issues within the share house, such as "unable to work because the internet is down." In such cases, requests for rent reduction will not be accepted.
9. Bicycle Parking / Parking Lot
- Always lock your bicycle when parked. Theft or damage is at your own risk.
- Free use of the parking lot is generally limited to one vehicle per person. For parking two or more vehicles, an additional parking fee of 3,000 yen per vehicle per month will be charged.
- Please be extremely careful to avoid accidents, and in the event of an accident, act promptly, such as contacting the police.
- Some properties may not have bicycle parking or a parking lot.
10. Combined Use with Vacation Rentals
Roopt also has vacation rental rooms available for stays from one night. You may encounter new guests staying in these rooms, so please welcome them warmly. To ensure the vacation rental rooms are always ready for guests, leaving personal belongings in them or engaging in any other actions that compromise hygiene is prohibited.
■ Regarding Private Areas (Rooms)
1. What are Private Areas?
This refers to the room designated at the time of the lease agreement. It is generally available for use as the resident's private room.
2. Regarding Residents
- Allowing third parties other than the contract holder to stay or reside in each private room is prohibited.
- When allowing third parties to stay overnight, please be sure to make a reservation (paid) in advance via the Roopt website. If you cannot make a reservation, please consult the management (Makigumi Inc.).
- Subleasing (re-renting) to third parties is prohibited.
- One key for each private room will be issued to the contract holder only. Duplicating, sharing, or lending this key to third parties without permission is prohibited.
3. Regarding Usage
- Using the room for purposes other than residence, such as a warehouse or office, is prohibited.
- Possession or storage of dangerous materials such as drugs or explosives is prohibited.
- Keeping pets without permission is prohibited.
- Making noise that disturbs other residents (e.g., banging on walls, listening to music loudly, playing musical instruments, gathering friends and making noise) is prohibited.
- Between 10:00 PM and 7:00 AM, always use headphones for calls, watching TV, listening to music, or playing games.
- Emitting foul odors that disturb other residents (e.g., accumulating trash, leaving mold unattended, extreme lack of bathing) is prohibited.
- If unusual noises or odors are detected, entry will be made without prior notice.
- When going out, always turn off the power to electrical appliances such as lights, air conditioners, heaters, and computers.
4. Regarding DIY Renovations
- Changes to layout, wall/ceiling/floor specifications, lighting fixtures, or furniture to improve living convenience must be discussed with and approved by the management (Makigumi Inc.) in advance.
- If renovations are carried out without permission, the resident will be liable for damages.
- All costs for renovations due to personal reasons shall be borne by the resident, and requests for purchase of fixtures or reimbursement of expenses will not be accepted.
- Regarding restoration to original condition, it will generally be in accordance with the Ministry of Land, Infrastructure, Transport and Tourism's guidelines for restoration to original condition, and residents are responsible for any damage or defacement of the room caused by their intentional acts or negligence.
■ Other Prohibited Acts
- Soliciting other residents or third parties for religious or network marketing purposes is prohibited.
- Occupying shared furniture, appliances, or equipment without permission and using them in private rooms is prohibited.
- Unauthorized removal of consumables such as toilet paper or detergents is prohibited.
- Smoking inside the share house is prohibited.
- Using fire for purposes other than cooking is prohibited.
- Allowing anti-social forces to use or enter the share house, or lending it as an office, etc., is prohibited.
