[Report] Held an individual consultation session on "vacant homes" such as inheritance and utilization (June 2023)

Makigumi Inc., which has been working on vacant home utilization mainly in Ishinomaki City, Miyagi Prefecture since its establishment in 2015, has been holding "Online Individual Consultation Sessions for Vacant Home Utilization" for vacant home owners in Japan since June 2023.

This is a place where you can consult individually in a 1-on-1 setting about topics that are difficult to discuss openly, such as inheritance or utilization for business, and various types of consultations were received at the first individual consultation session held in June.

We plan to hold more individual consultation sessions in the future, and consultations are always welcome. We hope to be of some help to vacant home owners, so we are providing a brief report on the content of the consultation session.

About Makigumi Inc.

Before getting to the main topic, I will briefly introduce Makigumi Inc., which organizes the vacant home utilization individual consultation sessions.

What is Makigumi Inc.?

A creative team for vacant home utilization, founded in Ishinomaki City, Miyagi Prefecture, after the Great East Japan Earthquake.

They renovate old properties with almost zero asset value that do not circulate in the general market into share houses, not only giving new value to vacant homes but also supporting community building among residents.

Makigumi Inc.'s Vacant Home Utilization Cases

This article introduces just two examples of Makigumi Inc.'s work, which has been involved in vacant home utilization mainly in Ishinomaki City, Miyagi Prefecture, since its establishment in 2015.

OGAWA (Guest House: Ishinomaki City, Miyagi Prefecture)

A guest house opened in 2020 after renovating a 70-year-old vacant house.

Despite being about a 15-minute walk from Ishinomaki Station and having the disadvantage of not being directly accessible by road, it operated for 180 days in fiscal year 2022, the maximum allowed under the Hotel Business Act.

There is strong demand for whole-house rentals, with many families and groups using it mainly on weekends.

Roopt Okumatsushima (Share House + Guest House: Higashimatsushima City, Miyagi Prefecture)

A share house opened in Higashimatsushima City, Miyagi Prefecture in 2022, with one room utilized as a vacation rental.

Since Matsushima, one of Japan's Three Scenic Views, is nearby, many international tourists stay here.

Now, I will briefly report on the vacant home utilization individual consultation session held in June 2023!

Overview of the Vacant Home Utilization Individual Consultation Session

This individual consultation session was held in the evening to night, making it easy for those who have finished work to participate.

Also, it was held online so that people from all over Japan could participate.

Dates: June 26 (Mon) - 30 (Fri), 2023

Time: Two sessions each day, 18:00-19:00 & 19:00-20:00

Format: Online (using ZOOM)

Participation Fee: Free

Participants and Consultation Topics for the Vacant Home Utilization Individual Consultation Session

The individual consultation session held in June saw participants from all over Japan, mainly in their 40s and 50s.

The concerns and directions regarding "vacant homes" vary widely, and so did the content of the individual consultations.

What are the advantages/disadvantages of renting out a vacant home versus selling it?

What are some ways to utilize my vacant home? Can I utilize just one room instead of the entire house?

If I operate it as a share house or guest house, can I outsource only the guest acquisition and operation to someone else?

I'd like some advice on the photos of my property listed on Airbnb!

What specific applications are required to utilize a property as a vacation rental?

I'd like to hear about any insights or precautions regarding guest acquisition and operation for vacation rentals! etc.
