
[Report] We held individual consultation sessions regarding "vacant houses," including inheritance and utilization (June 2023).







Since its founding in 2015, Makigumi Co., Ltd., which has been working on utilizing vacant houses mainly in Ishinomaki City, Miyagi Prefecture, has been holding "Online Individual Consultation Sessions for Utilizing Vacant Houses" for vacant house owners throughout Japan since June 2023.
This provides a forum for individual consultations on topics that are difficult to discuss openly, such as inheritance and business use. At the first individual consultation session held in June, we received consultations on a wide range of topics.
We plan to continue holding individual consultation sessions, and we welcome consultations at any time. In the hope of being of some help to vacant property owners, I would like to briefly report on the content of the consultation session.

Before we get to the main topic, let me briefly introduce Makigumi Co., Ltd., the company that is hosting the individual consultation sessions on utilizing vacant houses.

This article will introduce just two examples from Makigumi Co., Ltd., which has been working on utilizing vacant houses mainly in Ishinomaki City, Miyagi Prefecture since its founding in 2015.
OGAWA (Guesthouse: Ishinomaki City, Miyagi Prefecture)
This guesthouse opened in 2020 after renovating a 70-year-old vacant house.
Despite being located about a 15-minute walk from Ishinomaki Station and having unfavorable conditions with no road access, the property operated for 180 days in 2022, the maximum number of operating days allowed under the Residential Accommodation Business Act.
There is a strong demand for renting the entire building, and it is frequently used by families and groups, especially on weekends.
Roopt Okumatsushima (Share house + guesthouse: Higashimatsushima City, Miyagi Prefecture)
This is a shared house that opened in Higashimatsushima City, Miyagi Prefecture in 2022, and one of its rooms is being used as a short-term rental (Airbnb).
Because it is close to Matsushima, one of Japan's three most scenic spots, it attracts many tourists from overseas.
This individual consultation session was held in the evening to nighttime hours to make it easier for people to participate after work.
Furthermore, to allow participation from anywhere in Japan, the event will be held online.
Dates: June 26th (Mon) - 30th (Fri), 2023
At the individual consultation sessions held in June, participants came from all over Japan, mainly from people in their 40s and 50s.
Even though we use the single term "vacant house," the problems and directions related to them vary greatly, and the content of individual consultations also differs accordingly.
What are the advantages and disadvantages of renting out or selling an empty house?
I hope that at the individual consultation sessions we will be holding in the future, you will feel like, "It's okay to talk about things like this too."
